SELLING
We offer a Valuation Service, free of charge if you proceed to place your property for sale or rent with us.  We believe that an honest appraisal is more important than over-valuing the property to gain the instruction. If the property is correctly valued from day one it will stand a better chance of selling.

LISTING YOUR PROPERTY WITH US CONSISTS OF
• Visiting your property, taking measurements and photographs on a day and time convenient to you.

• Uploading all information to our website and PropertyPal.com

• Drafting a brochure which allows your property details to be readily available and on display in our office and in our window display including a digital rotating display.

• Erecting a For Sale Sign- This is fully the owner’s decision on whether a sign is erected.  We find it to be a very useful tool in attracting potential buyers.

• Evening and Weekend Viewings are available on request.  All viewings are accompanied by one of our experienced agents.

• All details of viewings, offers and any negotiations are all recorded and retained for future reference by either Vendor or Purchaser.

• Our agents are dedicated to ensuring you receive the best possible price for your property, dealing with all proposed purchasers in a professional but friendly manner. We keep you informed of any developments and offers.

It is now legislation for every property whether it is for sale or for rent must have an EPC (Energy Performance Certificate).  This relates to both residential and commercial properties.  We offer this service at a competitive price.

When a sale has been agreed we forward a Sale Agreed Notification to the instructed Solicitors. We then proceed to work closely with said Solicitors to ensure a smooth transaction for both Vendors and Purchasers.  

RENTAL
We provide a Rental package to all Landlords. 
This entails:
• Visiting the property, taking measurements and photographs.
• Uploading all details to our website and PropertyPal.com
• Accompanying all potential Tenants viewing the property.
• Check all references.
• Draft Tenancy Agreement
• Arrange payment of rent.

We offer a one off ‘find a tenant’ service but we also offer a rental management service.  During a tenancy we can deal with all problems and repairs as they arise.  We take the headache out of owning a rental property.  

MORTGAGES AND FINANCE
We work with an Independent Financial Advisor who offers advice on Mortgages, Life Assurance and Financial Matters. Appointments are made for a day and time that suits you.  

We are members of The Property Ombudsman and are subject to their code of conduct.
